Highfield Holiday Park is located at the northern edge of Clacton-on-Sea, adjacent to land which had been subject to a planning inquiry with respect to an edge of town retail park. GVA Humberts Leisure were therefore asked to investigate the market for a retail park on the site and advise upon the likelihood of gaining planning consent and the ramifications for the main holiday park business. Our research identified strong demand for a retail park on the site and a strong possibility of planning consent subject to the outcome of the adjoining appeal and the ability to relocate pitches to other sites in the clients' ownership.

 

Alternative Leisure Use Investment Viability Appraisal

Plemont Bay Holiday Village, Jersey

GVA Humberts Leisure's Consultancy team was commissioned to investigate the viability of maintaining this 1950's holiday camp in leisure use, either as a refurbished holiday village, self catering apartments, a new hotel or any other possible alternative use. Our study included an analysis of general trends in the hotel and holiday park market, an analysis of recent holiday market trends in Jersey, and an appraisal of the viability of the existing and alternative tourism uses. Our report will be used at a forthcoming inquiry into the refusal of a planning application to redevelop the holiday camp - now closed - as a small housing estate.

Scottish & Newcastle were keen to realise the value of the business in its entirety, and the joint agency successfully secured the sale of the whole business.
