Planning applications to extend holiday park season
GVA Humberts Leisure's Planning team has considerable experience and success in submitting planning applications to extend the season of operation of holiday sites, caravan parks and lodge parks. Some of our recent success stories are illustrated below.
Marina Caravan Site, Windsor
Tourist season planning permission to extend holiday season from 9 to 12 months on behalf of Tingdene Marinas Ltd subject to conditions that no caravan may be used for permanent residential accommodation, that the site operator to maintain an up-to-date register of the names of main home addresses for all owners / occupiers of individual caravans, and the provision of a Flood Warning and Evacuation Plan.
Riverside Caravan Centre, Bognor Regis
Tourist season planning permission to extend holiday season from 8 to 10 months on land within Flood Zone 3a on the basis that safe access and egress was possible from the site. The consent was subject to a number of conditions that the caravans must be used for holiday purposes only, that the site operator must maintain an up-to-date register of all owners/occupiers of individual caravans and the provision of a Flood Warning and Evacuation Plan.
Threeponds Holiday Park, Newhaven, East Sussex
Tourist season planning consent to extend season from 8 months to 11 months subject to one condition that the caravans shall be used for holiday accommodation only and not as permanent residential accommodation or as a main residence.
Ayshmeade, Sampford Peverell, Tiverton
Planning consent to extend the season to 12 months. The consent was subject to the three conditions that the log cabins shall be occupied for holiday purposes only ii) the cabin shall not be occupied as a person's sole or main place of residence and iii) to keep an up-to-date register of the names of all occupiers and owners.
Colehouse Farm & Warren's Village, Clevedon
Planning permission was gained first at Colehouse Farm, and then followed for the site next-door (Warrens) for holiday touring caravans. In both cases, the land was in Flood Zone 3 and hence there was a requirement for a flood risk assessment and flood evacuation plan. The planning statement referred to the Good Practice Guide on Planning for Tourism as well as appeal examples of 12 month consents elsewhere the UK.
Swiss Farm International, Oxon
Planning permission was sought to extend the tourist holiday season of the touring caravan area from 8 to 12 months. The planning statement again referred to relevant national planning policy. The application had to be amended so as not to extend the season of those caravans on the edge of the site (overlooking the AONB); however, the result was still a success.
Whitecliff Holiday Lodges, Forest of Dean
Planning consent for the lifting of a condition restricting length of stay in 22 holiday lodges in the Forest of Dean. The local planning authority refused an application to replace a condition restricting stay to a maximum of four weeks with no return in four weeks. At appeal the Planning Inspector removed the condition to allow holiday use for a full 12 months in each calendar year with no restriction on length of stay.
