Planning Applications for Visitor Attractions
The GVA Humberts Leisure planning and consulting teams have provided planning advice and supported applications involving a number of visitor attractions and tourism businesses. Some of our work is illustrated below.
Planning Applications and Appraisals for Kingswood Activity Centres
Leisure planning history and review of development opportunities at eight Kingswood activity centres to advise on the status of existing planning permissions, what types of development and activities could be carried out under current consents, and what additional uses would be acceptable under current national and local planning policies. Subsequently we have obtained planning consent for various new pieces of adventure equipment including 'team swings'.
Planning and Market Appraisal for Redevelopment of site adjacent to Heights of Abraham
Tourism and leisure use planning appraisal of the potential for a range of alternative uses on the former colour mixing site adjacent to the Heights of Abraham visitor attraction. Our study concluded that the development of holiday accommodation offered the most potential, and were subsequently commissioned to undertake a detailed market viability appraisal to identify the most appropriate form that this development should take.
Wylands International Angling Centre, South Downs
Leisure planning application and appeal inquiry expert witness to secure outline planning permission for central café and facilities building, 15 fishermen's cabins, new manager's dwelling and workshop at 460 peg competition and leisure angling centre in the Sussex countryside and Area of Outstanding Natural Beauty. Submission of reserved matters application.
The Hop Farm Country Park, Kent
Independent tourism and market assessment relating to the potential for a hotel, restaurant and conference centre on land that held a previous planning consent for self-catering holiday units and the likely benefits and financial analysis to demonstrate the impact of such a scheme in relation to an original planning consent, and in support of the alterations to that existing consent.
Managers Accommodation at Flamingo Park, Isle of Wight
Planning appraisal of the likelihood and necessity of removing planning conditions restricting existing accommodation to managers or employees of the site to allow the founders to retire at their longstanding home. We subsequently wrote to the council with legal opinion on the view that the planning conditions were unenforceable.
Wingham Wildlife Park, Kent
Tourism planning appraisal to look at the planning history, relevant planning policies and ultimately the options for possible redevelopment at the park. The options identified were residential, a garden centre, sport/leisure and holiday accommodation. We also looked at ways to generate more income at the park through add-on developments as well as refurbishment.
