Planning Advice for Sports Grounds and Leisure Venues

Horse Racecourses Planning & Market Appraisal

Planning appraisal and market review of the potential for additional development at Kempton, Sandown and Epsom Racecourses to inform the wider valuation for a potential portfolio sale. The planning appraisal considered the likelihood of achieving planning consent for a range of potential leisure and non-leisure uses from an assessment of the local development plan, the planning history at each site.

Local Plan Representations for Greyhound Stadium

Sport and leisure planning and market investigation of the potential, to use an existing greyhound stadium, or site, for alternative major sporting uses by reference to the local sporting needs, the future requirements of national sporting bodies and the Council's own sport and recreational strategy. As a result of which the Council agreed to omit the site from the inclusion in the Local Plan's 'major sporting sites' policy.

Playing Pitch Assessment for South East London

Sport and playing pitch assessment to ascertain whether the loss of football pitches at a site in South East London would leave sufficient playing fields to satisfy the recreational needs of the surrounding community. Our assessment had particular regard to the Sport England Planning Pitch Strategy and the companion guide to PPG17: Planning for Open Space, Sport and Recreation. We subsequently provided expert witness on the need at the planning inquiry.

Planning Appraisal at Newbury Racecourse

Market and planning appraisal to advise on the likely additional leisure uses which might be brought to the racecourse by reference to national trends and assessed the likelihood of gaining planning consent by reference to national planning guidance, the local development plan and local planning officers.

Wylands International Angling Centre, South Downs

Leisure planning application and appeal inquiry expert witness to secure outline planning permission for central café and facilities building, 15 fishermen's cabins, new manager's dwelling and workshop at 460 peg competition and leisure angling centre in the Sussex countryside and Area of Outstanding Natural Beauty. Submission of reserved matters application.

Tennis Court Need Assessment & Expert Witness

Playing pitch assessment to ascertain whether a proposed change of use of a 3-court tennis club would leave sufficient tennis facilities to satisfy the recreational needs and demands of the surrounding community in accordance with PPG17, Sport England and Lawn Tennis Association strategy documents. We subsequently provided expert witness at a planning inquiry held to consider an appeal against refusal.
