Planning Permission and Appeals for Residential Park Home Estates
As retained advisers to the British Home and Holiday Parks Association, the GVA Humberts Leisure Planning team has considerable experience in dealing with planning applications and appeals for park home estate development. Some of our recent success stories are illustrated below.
Three Star Park Estate, Bedfordshire
Planning permission for a one hectare extension to a park home estate in Bedfordshire, adding value to the estate by providing up to 28 park homes on land previously used for storing touring caravans and garaging.
Briar Bank Home Park, Bedfordshire
Lawful development certificate for proposed siting of an additional 13 park homes. Through an analysis of the site's complex planning history we proved that there were parts of the site with no planning constraint on caravan numbers where there was space for another 13 park homes. The council did not want to issue a decision, so we resorted to an appeal, which forced the council to issue the certificate or face a planning inquiry and costs application.
Warfield Park, Berkshire
The Park had received three consecutive refusals for applications to divide large park home plots. We submitted appeals while at the same time investigating the park's planning history. We wrote to the Council justifying our view that the park already had unrestricted planning consent 22 additional park homes. The council agreed with our analysis and we therefore withdrew the appeals.
Little London
Planning permission has been submitted for an extension to the site comprising of 54 new park homes. The planning statement made reference to the sustainability of the site, the existing park homes, excellent landscaping and flat land as well as the fall back position concerning a consent for slightly higher land to the north. The planning submission also included a Flood Risk Assessment.
Yare Holiday Village, Suffolk
Planning application for 5 park homes to replace 6 static holiday caravans within the residential park home estate alongside a large holiday park. The application is being submitted with a full planning policy statement to explain how the proposal will reduce conflict between residents and holiday makers and improve park operation.
