Non-Viability Studies for Leisure Property and Business
The GVA Humberts Leisure Consulting team has considerable experience and success in providing planning policy and market evidence in support of planning applications for change of use and Expert Witness at planning inquiries. Some of our recent success stories are illustrated below.
Mendip House Hotel, Somerset
GVA Humberts Leisure's hotel consultants acted on behalf of the owners of the Mendip House Hotel in Frome to provide an independent review of retaining the property for continued hotel use. Our report was subsequently used to assist in a planning appeal for change of use to residential – which was subsequently approved.
The Adelphi, St-Leonards-on-Sea
GVA Humberts Leisure's hotel consultants carried out an assessment and detailed evidence base to support the change of use of the former Adelphi Hotel to residential. Representatives from Humberts Leisure acted as Expert Witness to support the justification for change of use – which was subsequently approved.
Duporth Holiday Village, Cornwall
The holiday chalet park near St Austell was under threat of redevelopment for residential use. The developers had undertaken a Tourism Study to identify the impact of the loss of the facility. GVA Humberts Leisure was commissioned by Restormel Borough Council to provide an independent assessment of this study, identifying weaknesses and assisting the Council in accurately identifying the relative impact of the loss of the holiday village in relation to other new tourist developments.
Holiday Property Viability, Kent
GVA Humberts Leisure Consulting was asked to advice on the suitability of converting two derelict buildings in North Kent into holiday accommodation. Our report was used to determine the overall viability, or otherwise, of holiday accommodation and as a basis for pre-application discussions with the local planning authority for change of use. Both applications have been approved.
Former Hotel, Eastbourne
GVA Humberts Leisure's hotel consultants were asked to provide an independent appraisal of the future viability, or otherwise, of returning a former hotel in Eastbourne to hotel use. The report addressed the suitability of converting the building into other tourist accommodation, and was subsequently used to support a planning application for change of use to residential.
Edwardian Hotel, Newquay
GVA Humberts Leisure's hotel consultants were commissioned by Restormel Council to review the prospects for the viability of retaining a hotel in Newquay as a hotel in light of a planning application for change of use to residential. Our report provided a full appraisal of the future viability of the hotel and consideration for other options.
